It is expected recent completion of several logistics projects with a total 31,000 m² space for rent. This will naturally lead to a slight increase in vacant premises in Sofia. In the first quarter the share of vacant space increased to 3% of total supply, which amounts to 871, 386 m². Despite this, increase vacancy rates remain at healthy levels. Lack of available quality space in existing objects is a prerequisite the new projects relatively quickly to be absorbed by the rental market.
In the first quarter of 2016 rents for prime industrial space in Sofia continued to rise slightly, averaging € 4.20 /m². Compared with the previous quarter growth was 3%, and on an annual basis reached 12 %. The forecast is in the short term gradual increase in rents to continue.
Thanks to ongoing investment by manufacturers of automotive components and companies of light industry, the interest in the production area also remains high.
In the first quarter, the most active development is felt around Plovdiv , where were discovered new production and logistic space of Sensata Technologies, Liebherr and others.
In the region of Sofia industrial zone, Bojurishte also attracted significant investments during the period.
